FAQs – Testing & Compliance

An Electrical Installation Condition Report (EICR), also known as Fixed Wire Testing, is a comprehensive inspection of the electrical installations within a property. It ensures that wiring, circuits, sockets, and distribution boards are safe and compliant with regulations. The report identifies any faults, wear, and potential hazards, providing clear recommendations for remedial actions if necessary.

  • Landlords: It is a legal requirement for landlords in England to have a valid EICR every 5 years for rental properties, as per the PRS Regulations 2020.
  • Businesses: Commercial properties must have regular electrical testing to comply with the Electricity at Work Regulations 1989.

  • Homeowners: Although not legally required, homeowners are advised to have an EICR every 10 years, or when buying/selling a property, to ensure electrical safety.

  • Landlords & Rental Properties: Every 5 years or at the start of a new tenancy.
  • Businesses & Commercial Properties: Every 5 years.

  • Industrial Premises: Every 3 years.

  • Domestic Homes: Every 10 years (recommended).

PAT Testing ensures that electrical appliances, such as computers, kitchen devices, and power tools, are safe for use in workplaces and rental properties. The testing verifies that all plug-in appliances meet the necessary safety standards to prevent electrical faults, fires, and injuries.

  • Employers & Businesses: To comply with workplace safety regulations.
  • Landlords & Letting Agents: To ensure tenant safety in rental properties.

  • Public & Hospitality Sectors: Including schools, hotels, and restaurants.

Emergency lighting testing ensures that emergency lighting systems in commercial and public buildings remain functional during power outages or emergencies. Businesses are required to perform monthly functional testing and annual duration testing to comply with fire safety regulations.

An Electrical Energy Efficiency Assessment helps identify areas of inefficiency within your electrical systems. By optimising energy use, businesses can lower operating costs, meet energy efficiency standards, improve sustainability, and ensure compliance with regulations.

  • Commercial & Industrial Businesses: To reduce energy costs and enhance system performance.

  • Landlords & Property Managers: To improve energy efficiency and EPC ratings.

  • Factories & Warehouses: To optimise electrical usage in high-demand environments.
